Facade Repairs and Window Replacement
1120 North Lake Shore Drive is an 18-story residential building constructed in the mid-1920s.
The project consisted of phased facade repairs and a comprehensive window replacement program, including:
Masonry and Stone Repairs
Brick masonry and limestone repairs, including replacement of deteriorated steel shelf angles and lintels with installation of new concealed flashings
Select brick and limestone replacement
Grinding and tuckpointing of mortar joints
Crack repairs, including rout and seal installation
Limestone Dutchman and patch repairs
Sealant Replacement (100%)
Removal and replacement of sealant at window and door perimeters
Sealant replacement at metal fire escape penetrations
Sealant installation at limestone sill ends, butt joints, quoin-to-brick joints, belt courses, and coping joints
Miscellaneous joint sealant repairs, as needed
Window and Miscellaneous Repairs
Full replacement of wood windows from the 2nd through 18th floors
Repair and painting of wood windows at fire escape locations
Painting repairs at existing steel fire windows and doors, as needed
Concrete spall and crack repairs, as required
