Exterior Wall Repairs

The Harbor View Condominium is a 30-story residential building that includes an attached five-story indoor parking garage, with vehicular access located along the north elevation.

The building utilizes a conventionally reinforced, cast-in-place concrete structural frame with structural steel framing at the penthouse floor. At the building perimeter, portions of the concrete structure—including columns, slab edges, spandrels, and balcony slabs are exposed to the weather. At the base of the building, the exterior wall construction incorporates masonry and metal panel systems, while the penthouse features EIFS stucco-finished walls.

The building exterior includes a thermally broken aluminum window and door system with a combination of tinted insulated glazing and opaque insulated spandrel glazing. Exterior balconies are equipped with pre-finished aluminum railings, and a metal canopy is located over the main entrance at the first floor.

Exterior Wall Repairs:

·         Concrete repairs, including crack repair and localized deterioration

·         Membrane repairs at balconies and other horizontal surfaces, as required

·         Railing post repairs and stabilization

·         Sealant replacement at control joints, window perimeters, and transitions

·         Painting of exposed concrete surfaces
