Exterior Wall Repairs

5100 N Marine Drive, a 27-story residential building constructed in 1970, is a reinforced concrete frame building with a stucco finish applied to the exterior concrete surfaces.  Along the north and south elevations, the exterior walls are comprised of exposed structural concrete elements infilled with window systems and spandrel panels. Along the east and west elevations, the walls are primarily concrete shear walls with punched window openings. A swimming pool and sun deck are located on the second floor along the south elevation of the tower.

Exterior Wall Repair Project:

  • As-needed repairs were performed at exposed concrete elements, including vertical columns, slab edges, and parapet walls.

  • As-needed repairs were also completed to restore the stucco finish coating at select exterior surfaces.

  • Existing sealants were removed and replaced at window perimeter joints, concrete-to-concrete joints, and concrete-to-EIFS interfaces. As-needed replacement of sealant at window metal-to-metal and metal-to-glass joints was also performed.

  • A new paint coating system was applied to exposed exterior concrete surfaces.

  • Repairs were completed to restore the pool deck areas.
