Balcony Repairs
The Thorndale Beach North Condominium, also known as the Bob Newhart Building, is a 16-story residential structure. The building features exterior walls composed of exposed concrete structural elements, including columns and projecting balconies, along with masonry cladding and aluminum-framed windows and balcony doors. The structural system consists of conventional reinforced, cast-in-place concrete framing, with eight-inch-thick flat slabs that extend outward to form balconies on all elevations. The facade is further complemented by brick veneer masonry cladding, contributing to the building’s overall architectural character.
Balcony Repair Project:
Remove existing balcony finishes, including tile, coatings, membranes, pavers, and other surface materials
Perform as-needed concrete repairs, including patching and crack remediation
Replace sealant at concrete-to-concrete expansion joints
Repair and repaint steel balcony railings
Repaint exposed concrete balcony slab edges and underside surfaces
Repaint steel framing at divider walls
Perform as-needed masonry repairs
