Balcony Repairs

The One East 14th Place Condominium, located at 5 E. 14th Place, is a 17-story residential building constructed in the early 2000s. The exterior facade is primarily face brick masonry, with EIFS (Exterior Insulated Finish System) at the upper floors and cast stone at the lower levels. Cantilevered concrete balconies with aluminum railings are located along the east and west elevations.

During original construction, the concrete balconies were left exposed, without a waterproofing membrane system or a paint coating. A primary objective of this project was to extend the service life of the balcony structures by protecting the concrete from moisture intrusion through the application of a waterproofing system.

Balcony Repairs:

  • As-necessary concrete repairs

  • Painting of the balcony slab edges and undersides

  • Installation of a waterproofing membrane at the balcony topside surfaces

  • Removal and resetting of the aluminum railings to correct deficiencies in the original post embedment installation

  • In-place repainting of the aluminum railings, including embedded portions of the posts.

  • Full perimeter sealant replacement at the balcony sliding glass doors
